Claudine & Henry are completely off-grid: The water is heated by gas and the lights, fridge, and power outlets are solar-powered. Please be mindful of water and power consumption.
Appliances: If you bring a hair dryer or iron, ensure they are the 'travel' variety and therefore do not draw too much power.
Water Source: The tiny homes are fed by fresh rain and creek water. While we drink it and love it, you may choose to bring your own drinking water for your stay.
Mobile Reception: Excellent mobile reception is available, although you may find yourself forgetting your devices to reconnect with nature.
Access: Access to the tiny homes is fairly steep over a gravelled farm road. It is suitable for all vehicles. Care must be taken after heavy rain. We are nearby to assist if necessary.
Smoking: Please smoke outside only.
Rubbish Bins: Use the rubbish bins provided for general household waste, recycling, 10c bottles, and food scrap bins. You're welcome to take your bottles.
Cooking: Cooking is done on a gas or electric hob or BBQ. Please clean after use.
Septic System: We have a septic system, so please only put toilet paper down the toilet. Use the bin provided for all other items.
Firepit: There is a firepit with limited wood for you to use. Be aware this may not be available in dry conditions.
Working Farm: Claudine & Henry are located on a working farm; there will be vehicle and animal noise at times. You are in a rural setting, so be aware when walking around the property.
Wildlife: You may encounter a critter or insect inside. We endeavour to keep the tiny home spotless but we do not have control over the wildlife.
Departure: Ensure you have all your personal belongings, turn off all appliances, lights, etc. Sign Visitor Book and shut the door.
Please treat the beach house with respect. It is our holiday home. We love it and know you will too.
We do have elderly neighbours so be mindful of noise after 10 pm. Take your party to the beach.
Toilet paper only down toilet - septic tank system is in use.
Aircons - turn off when not in use. Close windows and doors when using.
Place all rubbish in wheelie bins. Yellow lid = recycling. Green lid = all other rubbish. Place bins on roadside when you leave.
Leave the house clean and tidy.
Report any breakages.
Smoking outside only.
Clean the BBQ after use.
Respect equipment such as kayak and paddle boards.
Please sign visitors book when you leave.
Please put key back in the lock box when you leave.
Check-in for Claudine and Henry is self check-in. The door will be unlocked. Please enter and enjoy your stay.
Check-in for Moananui is via a lockbox. You will be sent the code before your arrival.
Check-in is after 2 pm and Check-out is by 11 am, unless requested otherwise.
The gravelled road to the tiny houses is for the exclusive use of guests to The Avocado Tree Farm only. The road is not used by anyone else except the owners of the property. Please be aware you are driving past our neighbour's house so drive slowly.
You agree to leave the tiny homes and Moananui in the same condition as when you arrived. Any unreasonable mess may incur an extra cleaning fee.
Please turn off all appliances and utilities prior to departure.
Return Moananui keys to lock box.
Place rubbish in correct bins before leaving Claudine, Henry and Moananui.
Please depart by the allocated time. We do offer early check-ins or late departures when we can.
Our tiny homes are located in a rural area. They are situated on a working farm. You are responsible for your own safety in and around the tiny homes and property.
Our beachouse is located next to the ocean. There are no fences or significant boundaries, therefore please practice water safety and ensure children are monitored at all times.
You acknowledge the risks entailed in visiting a wilderness or coastal environment, including extreme weather events.
We do our utmost to ensure the tiny homes and beach house are spotlessly clean and free from any insects and other wildlife. Please understand that we do not have control over the wild creatures that make their home at The Avocado Tree Farm, or at Toogoom.
All homes have fire alarms/smoke detectors, fire extinguishers, fire blankets and first aid kits.
Our services are provided to adults over the age of eighteen (18) years. By making a booking with The Avocado Tree Farm, either direct or through Airbnb, You acknowledge that You are over 18 years of age.
Bookings can be made via Airbnb or direct with Julia from The Avocado Tree Farm. Please phone, email or fill in the contact form on the website.
By booking direct with Julia, you receive a 15% discount off Airbnb pricing.
Full payment required at the time of booking. You will be sent bank account details to pay into. Until payment is made, your booking remains unconfirmed.
All prices are listed in Australian Dollars (AUD) and are inclusive of any local taxes. The Avocado Tree Farm reserves the right to amend the pricing at any time.
For changes made at least 5 days prior to arrival, there is no cancellation fee. Guests can reschedule, receive a gift voucher for the full amount, or get a refund minus the processing fee.
All refunds incur a processing fee of 5% of the total transaction amount.
We do understand that unforseen circumstances arise at times. Please contact us and we will do our best to accommodate your request.

To the extent permitted by law, The Avocado Tree Farm is not liable for any loss or damage resulting from:
- Actions or omissions by third parties
- Your use of our website or services
- Errors or inaccuracies in the information provided

You agree to indemnify and hold The Avocado Tree Farm harmless from any claims related to:
- Any material or content you provide
- Your use of content on our website
- Your stay at the tiny homes, beach house and Property
